What Does a Las Vegas Home Inspection Cover?

Protect Your Investment with a Full Breakdown of What’s Inspected—and Why It Matters

Overview

When you’re buying or selling a home in Las Vegas or anywhere in Clark County, getting a professional home inspection is one of the smartest moves you can make. But what exactly does a home inspection cover—and why is it so important?

At H2C Property Inspections, we specialize in both residential and commercial inspections across the Las Vegas Valley. Here’s a look at the key systems we assess during a home inspection, and why each one plays a critical role in protecting your investment.

What’s Included in a Home Inspection?

Our certified inspectors provide a comprehensive, non-invasive evaluation of the property’s major systems and components. Below is a breakdown of what we inspect and the reasons behind it:

Roofing System

We check shingles, flashing, roof penetrations (like chimneys and vents), drainage systems, and visible wear.

Why it matters:
The roof protects your home from extreme sun, high winds, and seasonal rains. Undetected leaks or damage can lead to mold, rot, or serious structural issues.

Exterior Surfaces & Structural Components

This includes siding, stucco, brickwork, foundation walls, driveways, patios, and grading around the home.
Why it matters:
Foundation cracks or poor drainage can result in costly repairs. Exterior issues may also signal settling problems or hidden water intrusion.

Attic & Insulation

We evaluate the attic’s structure, insulation, ventilation, and check for leaks or pests.
Why it matters:
Improper insulation leads to energy loss—especially in hot climates like Las Vegas. A well-ventilated attic prevents moisture buildup and mold growth.

Interior Rooms

We inspect walls, ceilings, floors, windows, doors, staircases, and railings.
Why it matters:
Interior wear and damage often point to deeper structural or moisture issues. Ensuring safety and functionality inside the home is essential for long-term comfort.

HVAC System

We examine heating and cooling systems, visible ductwork, thermostats, and general condition.
Why it matters:
HVAC systems are essential in desert climates. Failures can be expensive, and identifying aging or malfunctioning systems early can prevent emergency repairs.

Electrical System

We inspect the main service panel, breakers, wiring, outlets, switches, and GFCI protection.
Why it matters:
Outdated or faulty electrical components are serious fire hazards. We ensure the system is safe, grounded, and up to code.

Plumbing System

We test water pressure, inspect fixtures, piping, under-sink connections, and the water heater.
Why it matters:
Leaks and faulty plumbing can cause hidden damage over time. Early detection saves money and protects your home’s structure and air quality.

Built-In Appliances

We test basic function of built-in appliances like dishwashers, ovens, and garbage disposals.
Why it matters:
Appliances can be costly to replace. We make sure you’re getting what you paid for—and that it works properly.

Same-Day Reports & Walkthroughs

At H2C, we don’t just email you a report and disappear. We walk the property with you to go over key findings in person—and provide a detailed, easy-to-read report (with photos) usually the same day.

You’ll get insights into:

  • The home’s strengths and any safety concerns

FAQ's

Our inspections cover all major systems and components, including the roof, foundation, HVAC, plumbing, electrical, interior, exterior, and more. You’ll receive a detailed report with photos and notes on any issues found.

Most residential inspections take 2–3 hours, depending on the size and condition of the property. Commercial inspections may take longer and vary based on the scope.

It’s not required, but we recommend attending at least the final walkthrough. This allows us to explain findings and answer your questions in person.
